The Operations and Maintenance Competency Course
Description
Operations and maintenance functions comprise the majority of activities managed on a day-to-day basis and form the source of 95 to 97 percent of the problems. Providing Best Practices O&M service, increases customer satisfaction and enhances the value of the facility.
Introduction to Operations and Maintenance
An overview of the operations and maintenance area of facility management, including developing a plan, management of corrective, preventive and predictive maintenance and issues surrounding building life-cycle costs.
Operations -- Building Systems
The primary focus of Part 2 is the operation of the building(s). Participants learn key O&M competencies involved in Mechanical HVAC, Electrical, Plumbing and vertical transportation systems.
Operations: Grounds and Exterior and InteriorsParticipants are shown a process to establish policies, procedures and practices for O&M, the management of the grounds (parking structures, landscaping), and exterior (roof, bricks and masonry) as well as the interiors (fixtures and fittings) and site utilities.
Other Services
This unit focuses on a variety of services designed to maintain a safe and satisfactory work environment. Included in the unit are energy management, fire and life safety, waste management, janitorial services, security systems, emergency preparedness and disaster recovery.
Work ManagementParticipants review the practical work processes by which FM departments operate. Study areas include outsourcing versus in-house services, work orders, communication & quality of service, purchasing, contracts, building acquisition cycle, project, technology and continuous improvement.
